Vice Chairman of Hanoi People's Committee Nguyen Trong Dong has just signed a decision to issue a price list for renting houses and land allocated for lease in Hanoi.
Accordingly, the city issued a price list for renting houses for houses and land that are public assets not used for residential purposes, assigned to organizations with the function of managing and trading houses for rent in the city.
These houses and land are part of the resettlement apartment fund, the commercial apartment fund must be handed over to the city for management and belong to the specialized housing fund managed by the city.
The price list is kept stable for 5 years from the date of issuance.
According to the rental price list of the resettlement apartment fund that the city has just issued, the resettlement building in plot C13/DD1 (in Tran Phu ward, Hoang Mai district) has the highest rental price of 2.64 million VND/m2/year. The rental area is located on the first floor, with an area of 780m2.
Thus, the annual rental fee here is 2.0592 billion VND.
In Long Bien district, there are 3 resettlement buildings for rent, NO15A, NO15B, NO15C Thuong Thanh (in Thuong Thanh ward, Long Bien district). All 3 buildings are rented out at 697.43m2 on the first floor. The rental price here is 2.4024 million VND/m2/year.
Thus, the annual rental fee for an area of 697.43m2 in this resettlement building is about 1.675 billion VND.
The unit price in the rental price list includes value-added tax (VAT), with a tax rate of 10% and does not include construction maintenance costs, management and operation service costs, fire and explosion insurance purchase costs, parking costs, fuel use costs, energy, domestic water, television services, communications, remuneration for the apartment management board (if any) and other service costs for private use of owners and users of the service business area.
The price list for renting houses as a basis for organizations with the function of managing and trading houses in the city implements the contents according to the provisions of Decree No. 108/2024/ND-CP dated August 23, 2024 of the Government.
The City People's Committee assigns the responsibility of the Department of Finance, the Department of Construction, organizations and individuals renting houses to implement this decision.
