According to the Department of Construction, the whole Dong Nai province has 57 industrial parks, of which 42 industrial parks have come into operation. The total number of workers in industrial parks is about 680,000 people, of which the housing demand for workers is estimated at nearly 450,000 people and about 150,000 other subjects.
According to statistics from the Dong Nai Provincial Federation of Labor, the demand for housing for workers, especially in industrial parks, is very high. There are currently about 150,000 rental rooms in the province, providing accommodation for 450,000 workers with prices ranging from 700,000 VND to 1.5 million VND/month.

A survey of workers' housing needs shows that more than 50% of workers surveyed said that the value of apartments according to their financial capacity can only be paid for by a few hundred million VND. This proves that the accumulated assets of workers from wages and wages when working as workers are very limited, owning a house or apartment is a difficult problem for workers.
Currently, workers working in industrial parks in Dong Nai province are eager to own social housing for low-income people to have stable accommodation to reduce costs and continuous rental pressure, while creating a motivation for long-term attachment to businesses.
Ms. Vu Thi D., a worker from Thai Binh province (formerly), who lives in a rented house in Long Binh ward, Dong Nai province, has been working as a leather shoe processing worker for an FDI company for nearly 10 years but is still renting. Ms. D dreams of having a social housing unit - a cheap worker apartment, to be bought in installments to stabilize her life, because her income is not enough to buy a house.
Ms. D.'s wish is also the desire of many workers in Dong Nai province, especially workers working in industrial parks such as Bien Hoa 2 Industrial Park, Amata, Loteco Long Binh...
By 2030, Dong Nai will complete 65,000 social housing units
Currently, in Dong Nai province, many social housing projects and worker apartments have been completed and are being opened for sale to workers.
In September 2025, more than 200 apartments in the apartment complex serving workers in Bau Xeo Industrial Park, Trang Bom commune were opened for sale with apartments with an area of around 31-70 m2, with a temporary selling price of 4-11.4 million VND/m2 (depending on the floor), equivalent to 133-888 million VND/unit. In addition, 275 social housing units under the Residential Area and Resettlement Project in Phuoc Tan Ward have just been confirmed by the Department of Construction to be eligible for sale.
According to the Department of Construction of Dong Nai province, by August 2025, the province will only complete about 12,000 social housing units, only meeting about 9% of actual needs. Dong Nai province aims to complete 65,000 social housing units by 2030.
To achieve the above goal, the Department of Construction proposes to focus on implementing 5 groups of solutions: Propaganda, focusing on awareness, attaching responsibility to leaders; Planning and arranging favorable land funds, requiring commercial housing projects to reserve 20% of land for social housing development; Attractive incentive policies to attract social housing investors; Support people to access, borrow preferential capital, publicize approval criteria; Strengthen inspection, supervision, and handling of violations.
Speaking at the groundbreaking ceremony of 2 social housing projects in An Phuoc commune on September 27, Vice Chairman of Dong Nai Provincial People's Committee Ho Van Ha emphasized that developing social housing, especially housing for workers and laborers with low incomes, is a major and consistent policy of the Party and State, deeply demonstrating the humanity of the political system towards the people. Resolutely grasping that spirit, Dong Nai province always identifies this as one of the key and important political tasks in the province's socio-economic development plan.
