Talking to reporters on the morning of January 2, Mr. N.V.T (a worker renting a room at CT1A house, worker housing area in Thien Loc commune, Hanoi City) said that the rental price at CT1A apartment building has officially increased from January 1, 2026.
Mr. N.V.T's family is renting a 54 m2 apartment. The rental price before January 1, 2026 is more than 1.7 million VND/month. From January 1, 2026, his family will have to pay an additional 479,000 VND/month.
For workers' families like us, the increased rent as above is significant. In addition to renting a house, we need a lot of things to cover. Each item increases in price a little, when added to it will be a not small amount of money," Mr. N.V.T shared.

According to Mr. N.V.T, what he is quite concerned about is that the house is increasingly degraded, but the house price is increasing.
Previously, on December 17, 2025, Hanoi Housing Management and Development One Member Limited Company issued a notice on the unit price for renting houses for 15-story buildings in the worker housing area of Kim Chung commune, Dong Anh district (now Thien Loc commune, Hanoi).
Accordingly, the company announced that the rental unit price for a 15-story building according to document No. 2272/UBND-KT dated April 20, 2016 of the Hanoi People's Committee is converted into phases, each phase is 5 years (starting from 2016), specifically as follows:
Rent unit price from January 1, 2026 to December 31, 2030 for CT1A, CT1B buildings: 40,465 VND/m2 (rent for the 2021-2025 period is 31,615 VND/m2); CT2, CT3 buildings: 48,181 VND/m2 (rent for the 2021-2025 period is 37,508 VND/m2). The above unit price does not include housing management and operation costs, compulsory fire and explosion insurance.

According to the announcement, the above rental unit price will be applied for 5 years from January 1, 2026 or until the City issues a new rental unit price.
Talking to reporters, leaders of the Social Housing Management and Development Enterprise (Hanoi Housing Management and Development One Member Limited Liability Company) said that the price increase is based on Official Dispatch No. 2272/UBND-KT dated April 20, 2016 of the Hanoi People's Committee, increasing the price once every 5 years to compensate for the depreciation of the building.
When reporters raised workers' questions about the degraded housing area, but the rental price increased, this leader said that the rental price in this area is already cheap, and it is impossible to find where the rental price is cheaper than this worker housing area.
According to this leader, the housing area is public property, the enterprise does not arbitrarily increase prices but follows the decision made by the Hanoi City People's Committee.
The worker housing area in Thien Loc commune, Hanoi City has 28 units, including: 24 5-story building units and 4 15-story building units, which are social housing invested with state budget capital, state-owned.
