Social housing accelerates development right from the beginning of the year

After many years of struggling with procedures, land funds and mechanisms, 2026 is witnessing a clear movement: Many localities simultaneously "get into the rhythm" of social housing (NƠXH) development. From Hanoi to Thai Nguyen, construction sites are starting, dossiers are being received, and the target of hundreds of thousands of apartments is set with unprecedented high determination.

Hanoi "gets into gear" with a target of 120,000 units

In Hanoi, the social housing segment is showing clear signs of acceleration. A series of projects have begun to receive applications, sign contracts, and accelerate construction. The Rice City Long Chau project has completed the structural part of some items; the N01 Ha Dinh project is building up to the 11th floor; many social housing areas in Kim Hoa, Tan Lap, Ngoc Hoi... announced prices from 19.8 - 29 million VND/m2.

According to the plan, in the period 2026-2030, Hanoi aims to complete 120,000 social housing units. The city has issued Plan 60, reviewed the land fund of 568ha, and is expected to implement 148 projects, providing more than 135,000 apartments.

A noteworthy new point is that social housing projects are included in the "green channel" group, allowing the parallel implementation of many procedures on investment, land, planning, construction, and environment. The processing time of procedures is required to be reduced by at least 50%. This mechanism, if implemented seriously, can remove the "bottleneck" that once caused many projects to be delayed for many years.

That change shows that Hanoi is no longer stopping at policy but is entering the stage of practical implementation.

Thai Nguyen considers developing social housing as a political task

Not only the Capital, industrial localities also promote social housing to solve the needs of workers.

In Thai Nguyen, the TNG Viet Bac social housing project started construction with a scale of more than 1,000 apartments, with a total investment of about 1,230 billion VND. The province currently has 13 social housing projects approved for investment policy with over 17,000 apartments; the goal is to build 45,000-60,000 apartments by 2030.

Provincial leaders affirmed that developing social housing is not only an economic task but also a political task, a long-term social security task. This view reflects the reality: Without stable housing, the labor force will find it difficult to be sustainably attached to the locality, especially in industrial parks.

In the context of increasingly fierce competition to attract FDI, housing for workers has become an important soft advantage. For many workers and low-income workers in Thai Nguyen province, the fact that more than 1,000 social housing apartments are about to be launched on the market will help increase access to housing with reasonable prices, creating sustainable housing and career opportunities.

Talking to Lao Dong Newspaper, Ms. Hoang Thi Hoa (from Cao Bang) who is currently working as a worker at Song Cong Industrial Park said that she and her husband had prepared documents and registered to buy social housing at this project before Tet.

After finding out, I found that my family is eligible to buy social housing in this project, so I immediately applied for registration. I hope the project will be completed soon so that my family has the opportunity to settle down" - Ms. Hoa shared.

It is noteworthy that the current "wave" of social housing has a different nuance compared to previous real estate cycles: Not speculative waves but waves that meet real housing needs. This is a more sustainable direction, with less risk of bubbles.
