As Lao Dong reported, on November 4, the Hoai Duc District Land Fund Development Center (Hanoi) organized an auction of 20 plots of land (LK01 and LK02) in the Long Khuc rice field, Tien Yen commune. These plots of land have an area of 89-145m2, all with a starting price of 7.3 million VND/m2.
At the end of the auction, the highest winning lot was 103.3 million VND/m2, 14 times higher than the starting price. The lowest winning lot was 85.3 million VND/m2, nearly 12 times higher than the starting price.
Some investors believe that the phenomenon of real estate prices in some areas of Hoai Duc increasing due to benefits from traffic infrastructure projects is understandable.
However, the price of more than 100 million VND/m2 for land in Tien Yen commune is still higher than the general market level in this area.
According to Lao Dong, the Ring Road 4 project in the Capital Region is taking shape right next to the auctioned land, which is considered one of the reasons why real estate prices are skyrocketing.
The section of Ring Road 4 passing through this land belongs to package 9 (component project 2.1 - construction of parallel roads) - the largest package of Ring Road 4 Hanoi, constructed by contractor Vinaconex.
Mr. Nguyen Hoang Hai - Commander of Package No. 9 - said that the package implemented by the unit is 21km long through Dan Phuong and Hoai Duc districts.
At the construction site, about 200 machines and 300 workers are working with a total of 20 construction teams. Up to now, the construction progress is still guaranteed according to plan.
The contractor is implementing the weak soil treatment and bridge construction items. Some sections are currently paved with semi-open asphalt concrete. The contractor is striving to complete the entire road surface by the end of 2025.
However, currently, there are many interruptions and "sticky rice" points along the route, including 10 points in Hoai Duc and 2 points in Dan Phuong. The constructions blocking the ground are mainly residential areas, factories, underground and above-ground technical infrastructure systems.
"The local site clearance progress is slowing down, which could affect the contractor's construction progress," said Mr. Nguyen Hoang Hai, hoping to soon receive enough site clearance from the locality to speed up the construction progress and complete the parallel route in 2025 as directed by the city.
