Recently, the Land Fund Development Center of Thach That district coordinated with Joint Stock Auction Company No. 5 - National to organize an auction of land use rights for 28 plots of land in Binh Xa village, Binh Phu commune.
28 land plots auctioned in Binh Xa village, Binh Phu commune with a total area of 2,333.9m2; 319 customers, with 1,368 auction applications.
Auction method by direct secret ballot in multiple rounds for each plot of land at the auction and at least through the required number of auction rounds for each plot of land according to Point b, Clause 1, Article 40 and Clause 2, Article 42 of the Law on Property Auction. The method of bidding up for each plot of land. Auction round No. 1 includes 5 plots of land with symbols from A-01 to A-05 with starting price of VND 5,796,000/m2, 23 plots of land with symbols from A-06 to A-26, A-28, A-29 with starting price of VND 3,780,000/m2.
The starting price from the second auction round onwards is the highest valid bid in the previous auction round. In case the highest valid bid in the previous auction round is equal to the starting price of the auction round, the starting price of the next round is equal to the starting price of the previous auction round plus one price step. The price step is 5,000,000 VND/m2, applied to all plots of land and in all auction rounds.
The auction of land use rights in Binh Xa village, Binh Phu commune was a great success. 21 auction rounds took place publicly, transparently, in accordance with procedures and laws; 28 customers were identified as winning bidders, with winning prices for 5 plots of land marked from A-01 to A-05 ranging from 160,796,000 VND/m2 to 185,796,000 VND/m2.
23 plots of land with symbols from A-06 to A-26, A-28, A-29 have prices ranging from 63,780,000 VND/m2 to 128,780,000 VND/m2. The total amount of money collected from the successful auction of 28 plots of land in Binh Xa village, Binh Phu commune is over 262 billion VND.
Speaking at the auction, Mr. Phung Khac Son - Member of the Standing Committee of the District Party Committee, Vice Chairman of the People's Committee of Thach That District - said that the current status of the auctioned land is adjacent to Provincial Road 419, adjacent to Viet Hung Industrial University. According to the general planning of Binh Phu commune, the auctioned land is oriented to be close to the North-South economic axis, so it is very convenient for transportation and has great potential for service development.
Regarding the planning orientation of the Capital and the District Planning, the land is located near the new residential area and the new industrial cluster adjacent to H14 road. On the other hand, Binh Phu commune will be adjacent to the Western city development area, and at the same time adjacent to the Quoc Oai ecological urban area, with a system of Eye Hospital, Hanoi Heart Hospital, and Xanh Pon Hospital, branch 2. Therefore, the land auctioned has great potential to develop services and commerce serving the Western city area and the Quoc Oai ecological urban area.
