Real estate inventories increased by 37% compared to the previous quarter, supply is more abundant but housing prices have not cooled down, which is an opportunity for us to look back at the entire market structure and operating mechanism, thereby adjusting to move towards more sustainable development.

First, data from the Ministry of Construction shows that in the third quarter of 2025, more than 34,000 new products were launched on the market, which is the highest level in 4 years.

This shows that businesses' confidence in operating policies has returned, projects have had legal obstacles removed, and investment capital is gradually being unblocked.

On the other hand, the fact that housing prices remain high despite increased inventories shows that real housing demand and investment cash flow among the people are still very strong. With an average absorption rate of 68%, many projects even opened for sale "sold out" on the first day.

In other words, the real estate market at this stage operates under selective conditions. Most home buyers today are not short-term speculation, but aim for long-term savings or real housing needs.

More importantly, the paradox of high real estate inventories and housing prices not decreasing at this time is a signal and opportunity for State management agencies to re-evaluate the supply-demand structure of the market.

In reality, inventories are mainly in the high-end segment, while the market is seriously lacking affordable housing. This requires management agencies to adjust planning policies, credit and investment incentives to encourage businesses to develop low-cost commercial housing, social housing... which are segments with real high demand. When this product line is launched, the market will become more balanced and healthy.

This paradox also creates positive pressure forcing investors to restructure. Businesses that still rely on "hoarding" or only developing high-end projects will soon realize that the market is shifting to a more substantial direction, requiring liquidity and suitability for people's ability to pay.

On the people's side, although the dream of settling down is still far away, the shift of many policies in recent times, such as promoting social housing programs, amending the Land Law and Housing Law, or the Ministry of Construction's requirement for transparency in selling prices... is opening up many hopes. When the market operating mechanism becomes more transparent, housing prices will gradually accurately reflect their real value, no longer dominated by speculative psychology or local "land fever" information.

The increase in real estate inventories and housing prices are still unchanged at this time, which is a paradox, showing that the market is still very unstable, but it is also an opportunity for managers. If we can take advantage of this period to restructure products, improve tax, credit and planning policies... to move towards a more transparent, balanced and sustainable real estate market.
