205 worker apartments have just sold 36
Ms. Thu Dung (name changed), a worker from Thai Binh province, living in a rented house in Long Binh ward, Bien Hoa city, has been working as a leather shoe processing worker for an FDI company for nearly 10 years, dreaming of having a cheap worker apartment to stabilize her life, due to income not being enough to buy a house. This is also the wish of many workers in Bien Hoa City.
However, in Trang Bom district (about 20km from Bien Hoa city), a worker apartment complex (with a quantity of more than 200 apartments) has a low price compared to other social housing projects and workers' housing in the province but has only sold nearly 18%.
That is the apartment building serving workers, part of the housing development project in the Bau Xeo Industrial Park Service Center (Trang Bom district) with an area of 20,450m2 planned to build 6 blocks of 5-6-storey apartment buildings (including 624 apartments) and other works such as community houses, auxiliary works (car house, underground water tank) and technical infrastructure.
To date, the investor has invested in the complete construction of CC6 block (including 107 apartments) and CC5 block (98 apartments). Of which, one block has been in business since 2021.
Through 4 rounds of approving the list of worker housing registration of the Department of Construction, there have been dozens of documents eligible to buy houses and the investor has signed a sales contract, handing over the apartments to 36 customers who are workers and laborers. Up to now, the company has only sold 36/205 apartments, reaching a rate of 17.56%.
Thong Nhat Joint Stock Company (investor) said that it is continuing to inform workers and employees about the company's opening for sale of 205 apartments to serve workers and employees working at enterprises, cooperatives, and cooperative unions in industrial parks in Dong Nai. This is one of 12 groups of beneficiaries of preferential social housing policies.
According to Thong Nhat Joint Stock Company, worker apartments have an area of 31.1m2 to 84.3m2, selling price from 150 million VND/apartment or more and are supported with loans to buy apartments from Trang Bom District Social Policy Bank and Dong Nai Province Social Policy Bank. This is the first social housing project to be implemented in Trang Bom district with full and clear legal documents and procedures.
Why are workers' apartments of little interest?
Mr. Phan Trong Dat - Head of Investment and Business Department - Thong Nhat Joint Stock Company said that according to State regulations, the selling price of worker apartments, the company only calculates a profit of 10% of the cost, the company tries to save to reduce business management costs and sales costs so that the apartment building reaches the workers at the best price.
Workers' apartments cost 150 million VND/unit, which are apartments on the 5th floor of the apartment block without elevators, and the 4th floor cost 170 million VND/unit, Mr. Dat added.
The representative of the grassroots union of a company with a large number of workers in Bau Xeo Industrial Park, Trang Bom District shared that many workers have submitted applications to buy worker apartments at the company. However, because the housing demand in Trang Bom district is not really as urgent as in Ho Chi Minh City, workers still have many other options besides apartment buildings.
For example, workers have many options such as buying real estate in their hometown, or buying real estate in Trang Bom district to build a house, making family activities more comfortable, in line with their habits...
