On March 26, Son Tra Ward People's Committee (Da Nang City) approved the adjustment of the 1/500 scale detailed plan of the Da Nang Real Estate and Marina Project.
According to the newly issued decision, the planning adjustment scope of the project belongs to Son Tra ward, Da Nang city. The north, west and south borders of the project are adjacent to the Han River; the east borders Le Van Duyet street.
The total adjusted planned area is 60,218.5 m2, of which the land area is 50,218.5 m2 and the area leased for water surface to make a marina is 10,000 m2.
In which, this locality changes the western boundary of Le Van Duyet street (from 12m to 9m) to compensate for the Han River riverside route. This route will be expanded from 8m to 20m, including sidewalks, roads, bicycle paths and riverside corridors. The goal is to increase the density of green trees, create open public walkways in the Han River bank area, helping people and tourists easily access the water surface landscape space.
The project is a complex including: luxury apartments, villas, townhouses combined with business, commercial centers, hotels and marinas. The expected population size in the adjusted area is about 2,040 people.
Regarding specific architectural indicators, the land fund for housing accounts for more than 22,089 m2, fully covering segments from townhouses, high-class villas to modern mixed-use apartment buildings. The project allocates more than 6,715 m2 to develop commercial and service infrastructure, and at the same time pays special attention to increasing green density when the public green land fund is pushed up to 7,745.9 m2, accounting for 12.86% of the total area of the whole area. For key projects, the new plan allows mixed-use apartment buildings and commercial centers to reach a maximum scale of 39 floors with a height limit of 152m.
In particular, the new plan promotes the exploitation of underground space. Specifically, mixed-use apartment and commercial service land plots are arranged with a maximum of 3 basements; villa housing areas are arranged with 1 basement. These basements will be used as parking lots and technical systems, contributing to reducing pressure on surface infrastructure.
Regarding technical infrastructure, the project will be directly connected to Le Van Duyet street. The drainage system is separated between rainwater and wastewater. Electricity will be supplied from the 22kV underground medium-voltage power line, ensuring urban aesthetics.
Son Tra Ward People's Committee assigned Da Nang Marina Joint Stock Company (the investor) to coordinate with functional agencies to publicly announce the planning project within 15 days from the date of the decision.
