The Ring Road 2.5 project passing through Cau Giay ward (Hanoi) is divided into many stages and specific sections, each section bearing its own specific characteristics in terms of progress.
The focus and also the biggest challenge today is the section connecting Cau Giay road to Dich Vong New Urban Area with a length of about 420m.
By the end of 2025, Cau Giay ward had approved plans for 334/338 cases with a total recovered area of nearly 19,000m2. Among these, 191 plans have handed over clean land with an area of more than 10,500m2.
However, currently there are still 74 households that have received compensation money but have not relocated or handed over land and 61 other households have not agreed to receive money due to problems with land unit prices as well as supplementary resettlement policies.
This is the "knot" that the Cau Giay ward government is focusing on all solutions to remove in this final sprint.

For the section from Cau Giay New Urban Area to Duong Dinh Nghe street, about 500 graves at Mo Quang Cemetery will have to be moved.
The ward government has proactively coordinated with departments and agencies to advise the city on local planning adjustments, finding suitable resettlement locations for relics to ensure solemnity and historical value.
For cases where families have many people and face housing difficulties after land is recovered, Cau Giay ward has proposed to the City and Department of Agriculture and Rural Development to request land resettlement in neighboring areas. In case there is no land resettlement, it is proposed to allocate it to the resettlement housing fund NO6, NO7, 5.3 ha Dich Vong area and D17 Cau Giay New Urban Area.
Chairman of Cau Giay Ward People's Committee Ngo Ngoc Phuong said that the entire political system is highly focused on propaganda and direct mobilization to each household.
If persuasive mobilization measures do not bring results, the government will resolutely apply administrative measures, issuing decisions to enforce land recovery in the first quarter of 2026 to ensure discipline and overall progress of the entire project.

The Ring Road 2.5 project section passing through Yen Hoa ward is divided into 2 strategic sections with a large volume of site clearance (GPMB).
The first section stretches from Dich Vong New Urban Area to Duong Dinh Nghe street, about 190m long, directly affecting 123 households.
The specific difficulty of this segment is the overlap of administrative boundaries between Cau Giay and Yen Hoa wards, requiring close inter-sectoral coordination in determining land origin and preparing compensation plans.
Meanwhile, the second section from Vu Pham Ham street to Tran Duy Hung street is about 600m long with a total recovered area of more than 22,500m2.
This area not only gathers a large number of residents with nearly 250 households but is also related to sensitive cultural and social security projects, along with the temporary market area of Trung Hoa Trading Cooperative.
Yen Hoa Ward Party Committee determined that site clearance for the Ring Road 2.5 project is the top priority political task. The Ward Site Clearance Steering Committee has been established, directly headed by the Party Secretary, to direct and remove any arising obstacles.
Immediately after receiving the handover of the boundary marker on December 19, the ward immediately started relocating graves within the project area, striving to complete this entire work before February 5, 2026.
The issue of logistics and stabilizing life after land acquisition is carefully calculated by the locality with a plan to arrange about 500 apartments and resettlement land plots for eligible households.
The Project Management Board is committed to closely coordinating with departments and branches to ensure that the capital for project implementation is always ready, and not to let the situation of "capital overload" delay construction progress.
Yen Hoa ward strives to hand over the remaining land area for the Ring Road 2.5 project in the first quarter of 2026.
