A source from Lao Dong Newspaper on September 29 said that the tax authority of Ca Mau province has calculated the amount of land use conversion tax for Mr. Ho An Tap, the owner of the "most beautiful villa in Ca Mau". Surprisingly, the tax payment is only over 8 billion VND, far from previous rumors of over 10 billion VND.
According to the announcement of the Ca Mau Provincial Tax Department, the amount of money that Mr. Ho An Tap must pay for land use fee is just over 8 billion VND; land registration fee is over 42 million VND. Accordingly, the total taxable land area is 2,141 m2, with a unit price of 5,200,000 VND/m2, depending on the location, different coefficients are applied.
Previously, Mr. Ho An Tap said that the amount of money to convert the entire land use purpose from aquaculture to residential land of more than 10 billion VND was too large.
On August 22, Mr. Ho An Tap submitted a petition stating that he was facing financial difficulties and was unable to remedy the consequences of the land violation. Mr. Tap requested to implement the remedial measures of changing the land use purpose in two stages; the first stage of 583.2 m2 was used to build houses and other construction works.
However, in comparison with the provisions of the law, Mr. Tap must be responsible for properly implementing the provisions of the law on administrative sanctions of the Chairman of the People's Committee of Ca Mau City. Therefore, the People's Committee of Ca Mau City does not agree to let Mr. Tap pay taxes in multiple installments.
Previously, the local government determined that Mr. Tap's villa was not in accordance with the new rural planning of Tan Thanh commune, so they decided to force it to be demolished and had a plan for enforcement.
However, after reviewing, the authorities said that the villa is in accordance with the planning of Ca Mau city, but the purpose must be changed to rural residential land to be allowed to exist.
When the conversion period expired, the City People's Committee issued a decision requiring Mr. Tap to remedy the consequences within 15 days from the date of receiving the decision. If Mr. Tap fails to voluntarily comply within the time limit, he will be forced to comply according to regulations. Up to now, Mr. Tap is carrying out the conversion procedures, so the Ca Mau City People's Committee has allowed the villa to exist.
As Lao Dong reported, Mr. Ho An Tap built a villa that he considered “the most beautiful in Ca Mau”. After sharing on social networks, local authorities discovered that this villa was built on aquaculture land. Local authorities made a record, requested to stop construction, and restore the original state. However, the villa has now been completed, and the People's Committee of Ca Mau city has agreed to let Mr. Ho An Tap change the land use purpose from aquaculture land to rural residential land with a total area of 2,141 m2, including the villa.
