Phu Tho ward was established on the basis of arranging and merging the entire natural area and population of Hung Vuong ward, Van Lung commune and Ha Loc commune of Phu Tho town, the old Phu Tho province.
As before, Phu Tho ward is currently located in the center of the old urban town of Phu Tho, with a natural area of over 23 km2 and a population of nearly 28,000 people.
Phu Tho ward already has a synchronous and modern transport infrastructure system (especially in the old Hung Vuong ward), the area of Van Lung commune and the old Ha Loc commune has also been in the process of investing and upgrading infrastructure in recent years.

After the merger, the development space of Phu Tho ward has been expanded, along with many important routes in the area such as: Noi Bai - Lao Cai Expressway (IC9 Intersection), Tuyen Quang - Phu Tho Expressway (end point), the road connecting Ngoc Thap Bridge - Dong Thanh Commune, Hung Vuong main road, Provincial Road 315 connecting National Highway 2 ...
However, according to many local people and real estate brokers in the area, before and after the merger of commune-level administrative units, land prices in Phu Tho ward have not increased as rumored.

Mr. Tran Van Hung - a resident of Phu Tho ward (old Ha Loc commune) - shared: "Previously, when there was news that Ha Loc commune and Van Lung commune would merge with Hung Vuong ward to become Phu Tho ward, I saw many real estate brokers coming to buy land, people also thought that if they went from commune to ward but had the same name as the province, the land price would increase... However, in reality, the land price was still the same, and I did not see the huge increase in land trading as many people predicted".
According to Mr. Han Duc Manh - owner of CMT Real Estate Exchange (in Phong Chau Ward, Ha Thach Commune, the old Phu Tho Town), many people have speculated that real estate in Phu Tho Ward and two other new wards, Phong Chau and Au Co (in the old Phu Tho Town) will increase in price, but in reality, it has not been like that.

In Phu Tho ward alone, according to Mr. Manh, the land area with the highest value is the 35 m road surface (Hung Vuong main road), a plot of land along this road costs from 4 to 6 billion VND for 5 m of road surface. After the merger, the land price here has not changed, even fewer people buy land than before because people at this time are afraid of building houses when the price of construction materials increases.
"In Phu Tho ward, there is only the area adjacent to the back gate of Phu Ha industrial park (in the old Ha Loc commune) that is land with increased prices, a plot of land from the beginning of 2025 with a price of about 1.9 billion VND has now increased to about 2.3 billion VND. However, after the merger, land prices have stagnated, transactions are no longer bustling, and in general, real estate in this area is also quiet".
Talking to Lao Dong Newspaper reporter, Mr. Pham Ngoc Duong - Head of Phu Tho Ward Economic Department - said that from July 1 to now, the locality has not received any application for transfer of land use rights.
