The People's Committee of Quang Ninh province issued Decision 39/2025/QD-UBND to adjust the position in the land price list together with Decision 42/2019/QD-UBND regulating land prices in Quang Ninh province from January 1, 2020 to December 31, 2024 and Decision 62/2024/QD-UBND according to the provisions of Clause 1, Article 257 of the 2024 Land Law on updating the Quang Ninh land price list.
Below is a summary of the adjustment of land price lists in some wards of Cam Pha, Quang Ninh province with Decision No. 62/2024/QD-UBND dated December 14, 2024 of the People's Committee of Quang Ninh province:
In Mong Duong ward, the land price ranges from 1.26-11.2 million VND/m2. The lowest price is from 1.2 million VND/m2 applied to the remaining households in the ward, except for Road 326, inter-zone roads, households on Road 18A (the route avoiding Mong Duong ward),... The price exceeding the threshold of 11 million VND/m2 is households on urban roads (Provincial Road 329) from the beginning of the underpass to the end of the ward police headquarters.

Cua Dong ward is currently for sale at a land price of 1.1-21.6 million VND/m2. The lowest price is for households on the mountainside. The price of more than 21 million VND/m2 is located on the 18A road section from the adjacent Cua Ong Coal Selection Company Club to the ward xa station bridge.
Cam Thinh ward is currently trading land prices from 1.2-13.6 million VND/m2. According to the survey, the lowest price is the mountain slopes that follow the concrete road over 3m. With a price of 13.6 million VND/m2, buyers will own a golden location on Road 18, from the entrance to Thai Binh Primary School to the exit to EC Road.
Cam Phu ward has a lower price when households near the P8 culvert embankment only have to spend 630,000 VND/m2. For those who stick to the road under 2m remaining in the whole ward, the price will be 1.05 million VND/m2. The area with the highest price is the section of road 18A from the border with Cam Son ward to the border with Cam Thinh ward, specifically the border with plot 130, page 41 to the border with Cam Thinh ward.
Cam Son ward is an area with quite high real estate prices, only behind Cua Dong ward when it ranges from 585,000-15.4 million VND/m2. While the lowest price is only from 585,000 VND/m2 for houses on the hills in Bac Son 2 area with difficult roads in groups 1, 2, 3, 4, 5, for the residential area south of the new 18A road, houses that follow the concrete road are larger or 10m away and have to pay more than 15 million VND/m2.
Land prices on main roads in Cam Trung ward can reach about 30-35 million VND/m2, branch roads from 3m or more can range from 20-25 million VND/m2, while other areas can be lower by 1.8 million VND/m2 depending on the location of the narrow road or the underdeveloped area.
Cam Thanh ward with main roads or central areas has prices ranging from about 25-31 million VND/m2, many branch areas and surrounding areas have much lower prices, possibly from 1.8 million VND/m2 or lower.
The land price on the frontage on major roads in Cam Binh ward is about 31 million VND/m2, the land price in small alleys, the lowest area away from residential areas is about 1.8 million VND/m2.
Land prices on main roads of Cam Tay ward are generally from 20-35 million VND/m2, with locations in small alleys or areas far from the center having the lowest land price in about 1.8 million VND/m2.
In Cam Dong ward, the highest land price for villas under 100m2 ranges between 30-40 million VND/m2, residential land ranges between 25-35 million VND/m2 for small areas.
