Posting an advertisement for a plot of land with an area of 80 m2 in Thach That district for sale for the past 2 years, Mr. Nguyen Van Linh (39 years old, living in Thach Hoa commune) said that to attract attention, he had to reduce the selling price of the plot of land by 100 million VND compared to the previous advertisement price but still could not find a buyer.
According to Mr. Linh, he bought this plot of land in 2023 for 2.7 billion VND, equivalent to nearly 34 million VND/m2. Due to financial difficulties, he agreed to reduce the price to sell it as quickly as possible. However, up to now, the plot of land has not found a buyer and closed the transaction.
Similarly, Mr. Le Van Thien (56 years old, selling a plot of land in Ba Vi district, Hanoi) informed that because he no longer needs to invest, his family is selling a plot of land of more than 3,600 m2 for 15 billion VND, equivalent to 4.1 million VND/m2 in Van Hoa commune.
Mr. Thien described that the land plot is suitable for building resorts and running a farm stay business. However, due to financial difficulties, he decided to quickly sell it. However, the plot of land has a high price, so it is very selective about buyers.

The latest report from the website Batdongsan.com.vn shows that the real estate market in Hanoi in the first months of 2025 has shown positive signs of recovery.
The most prominent of which is the land segment, which is leading in terms of purchasing demand.
According to this real estate website, in February 2025 alone, the number of land searches nationwide increased by 2-3 times compared to January 2025.
Talking to Lao Dong reporter, Mr. Nguyen Quang Huy (a long-time land investor in Hoai Duc district, Hanoi) informed that recently, the land segment and service land in suburban districts are receiving the attention of investors.
However, many owners still have difficulty finding buyers because the value of the land plot is quite high, and successful transactions at this time are still small.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that land in areas with clear planning and transparent legal status is still a potential investment channel.
However, Mr. Dinh also warned about the risk of local land fever when prices increase too quickly due to crowd psychology. Investors need to be cautious, avoid following the market wave without properly assessing the real value of real estate.
