Disappointed with the new draft land price
The land price list expected to be applied from January 1, 2026 in Ca Mau province has many routes adjusted to increase by 3050%. What is quite surprising is that most of the main roads in the old Bac Lieu city have not increased. The route with the highest land price in Ca Mau province up to 76.68 million VND/m2 is Ly Bon Street, from Phan Ngoc Hien Street to Bui Thi Xuan, in An Xuyen Ward, Ca Mau Province.

The average increase in land prices in Ca Mau province ranges from 15 - 25%. However, if only considering the routes with adjustments, the average increase has reached 35 - 45%, in which many sections of Lang Tron ward have increased by a record of 280,000 VND/m2 to 1.5 million VND/m2, equivalent to an increase of 436%. This is a sudden increase that has not been recorded in many recent years.

Routes such as Tran Phu, Ha Huy Tap, Dien Bien Phu, Hai Ba Trung, Bac Lieu ward have prices ranging from 47 - 63 million VND/m2. Although very high, the price did not increase in this adjustment.
Mr. Nguyen Van Dong, Lang Tron ward shared: "Previously, the price was less than 300,000 VND/m2, now it is up to a few million, if transferred, it will cost a lot of money to pay taxes".
Explanation of the drafting unit
Before submitting to the Provincial People's Council for approval of the land price list, the Department of Agriculture and Environment of Ca Mau province hired a consultant to collect land price information in the whole province of Ca Mau.
The issuance of residential land prices for 6,447 sections and routes in Ca Mau province is to determine a unified non-agricultural land price framework across the province, accurately reflecting the value of residential land use, trade - services, production facilities, industrial parks, high-tech parks, public works and specialized water surfaces.

Providing detailed regulations on location, frontage, alleys, road clearance, depth adjustment coefficients and infrastructure to quantitize the actual advantages of each plot of land, ensuring objectivity, transparency and fairness. At the same time, applying the percentage to different types of non-agricultural land makes the land price list easy to use, convenient for management, calculation of taxes, compensation, site clearance and other financial obligations.

According to report No. 858/BC-SNNMT dated November 18, 2025, the Department of Agriculture and Environment explained that the consulting unit that developed the first land price list for promulgation and application from January 1, 2026 in Ca Mau province has coordinated with the People's Committees of communes, wards and a number of other relevant units to review locations and areas according to the proposal of communes and wards to organize an investigation to collect transfer information forms in communes and wards, ensuring a minimum of 3 survey forms for each location (including residential land).
In addition to investigating land prices outside the market, the consulting unit has consulted specific land prices and land prices for calculating land use fees in the province. For some locations and areas without transfer information, the unit has carefully investigated and reviewed the current status of the transportation system and other related infrastructure that have an impact on land prices, and at the same time investigated the transfer land prices in neighboring areas with similar conditions for reference and applied the comparison method when determining proposed prices.

Many people will be directly affected by a series of fees calculated according to the land price list of the Provincial People's Committee, leading to "coste shock" such as personal income tax, real estate transfer tax, registration fees, file appraisal costs... also increasing.
On the other hand, real estate businesses will also bear the costs of increasing compensation for site clearance, which will increase the cost of the project sharply.
