Apartment prices in Hanoi are trending downwards. According to data from Batdongsan. com. vn, among the 20 most interested projects in July 2026, 19 projects recorded selling prices in the third quarter of 2026 decreasing compared to the first quarter of 2026, one project remained unchanged and no project increased in price.
In which, the Hanoi Seasons Garden project in Thanh Xuan decreased the most, with the common asking price of about 137 million VND/m2, down 24% compared to Q1/2026.
Thanh Ha Muong Thanh urban area in Thanh Tri decreased by 18%, to about 42 million VND/m2. The Sapphire - Vinhomes Smart City in Nam Tu Liem decreased by 16%, to 70 million VND/m2. Vinhomes Gardenia decreased by 15%, to 91 million VND/m2; Masteri West Heights decreased by 14%, to 88 million VND/m2.
Goldmark City, Xa La New Urban Area and Eco Green City both decreased by 13%; Vinhomes Ocean Park Gia Lam decreased by 12%; Times City decreased by 11%; Vinhomes D'Capitale decreased by 8%; The Sapphire 1 - Vinhomes Ocean Park and The Sapphire 2 - Vinhomes Ocean Park both decreased by 7%; Vinhomes Metropolis - Lieu Giai decreased by 6%; Trung Hoa - Nhan Chinh Urban Area and Sunshine City both decreased by 5%.
The downward trend not only appears in each project but also reflects in the price level of Hanoi apartments. According to Batdongsan. com. vn, the popular apartment asking price in Hanoi in the third quarter of 2026 was 84 million VND/m2, down 3% compared to 87 million VND/m2 in the first quarter of 2026.
Not only apartments, the asking prices of other types of real estate also decreased. In which, land recorded the strongest decrease, from about 81 million VND/m2 in the first quarter of 2026 to 70 million VND/m2 in the third quarter of 2026, equivalent to a decrease of 14%.
The asking price for street-front houses decreased by 2%, from 536 million VND/m2 to 525 million VND/m2. Private houses decreased by 1%, from 253 million VND/m2 to 250 million VND/m2; villas decreased by 1%, from 270 million VND/m2 to 267 million VND/m2.
Along with the adjustment of selling prices, activity in the Hanoi real estate market also slowed down in July 2026.
The amount of news about selling apartments decreased by 10% compared to the previous month, while the level of interest decreased by 2%. Compared to other types, the decrease in the level of interest in apartments is relatively low. Developments in July show that the level of interest in this type shows signs of slowing down after the previous downward period.
Land continues to be the type that bears the greatest pressure. In July, the number of land sales news decreased by 22% compared to June, and the level of interest decreased by 16%, both of which are the strongest decreases among the 5 surveyed types.
The level of interest in townhouses decreased by 12%, villas decreased by 4% and private houses decreased by 3%. Regarding the news feed, villas decreased by 11%, while private houses and townhouses increased by 14% and 15% respectively.
In the context of the market showing signs of stagnation, pressure on secondary investors is also increasing.
Ms. Nguyen Ly Ly - Manager of Market Research Department of Cushman & Wakefield Vietnam - said that many secondary investors are under great pressure from capital costs while competing with new projects with attractive sales policies and incentives from investors.
The selling pressure of this group of investors is increasing as new supply and the number of apartments preparing to be handed over are increasingly abundant. Cushman & Wakefield forecasts that from now to 2028, Hanoi will have more than 28,000 products from about 80 projects and subdivisions handed over.
