On November 20, a representative of the Tay Ho Ward Infrastructure Investment Project Management Board (Hanoi) informed about some cases subject to site clearance (GPMB) for the project to renovate and expand Dang Thai Mai Street only receiving a support level of VND 290,000/m2.
According to the Tay Ho Ward Infrastructure - Investment Project Management Board, the total land use area of the project is 48,338.6m2 (including 9,423.4m2 of land of organizations, 3,123.6m2 of residential land, 23,531m2 of agricultural land, 12,260.6m2 of traffic land).
The total number of households, individuals and organizations subject to land acquisition is 183 cases. Of which, 8 cases are company land, 71 cases are residential land, 10 cases are land managed by the ward and 94 cases are agricultural land.
Regarding the determination of support and compensation prices for land acquisition, a representative of the Tay Ho Ward Infrastructure - Investment Project Management Board said that for specific land prices for project implementation, the Tay Ho District People's Committee issued Decision No. 230/QD-UBND dated February 11, 2025 on approving specific land prices as a basis for calculating compensation, support and resettlement.
In which, this specific land price is for cases eligible for land compensation, depending on the type of land used. Agricultural land is determined at 290,000 VND/m2 - this unit price coincides with the Land Price List issued by the City People's Committee in Decision No. 71/2024/QD-UBND dated December 20, 2024.
The process of determining specific land prices for agricultural land, the consulting unit has done correctly and fully according to regulations and the People's Committee of Tay Ho district, formerly and now the People's Committee of Tay Ho ward, is applying a unit price of VND 290,000/m2 corresponding to the Agricultural Land Price List of the City People's Committee.
A representative of the Tay Ho Ward Infrastructure - Investment Project Management Board said that during the project implementation, the Tay Ho District People's Committee (formerly) had received feedback from households, especially cases of using land originating from agricultural land allocated by the Cooperative.
To ensure the best interests of the people, the People's Committee of Tay Ho District (formerly) has reported and proposed applying specific policies on land, resettlement by land and assets attached to land when implementing key projects. This policy has been proposed by the Hanoi Department of Agriculture and Environment to consider other support for households and individuals whose land has been recovered and was approved by the City People's Committee in Document No. 3652/UBND-NNMT dated June 26, 2025.
However, due to cases of transferring goods without applying the policy according to Document 390/TTr-SNNMT, the People's Committee of Tay Ho Ward continued to report to the Department of Agriculture and Environment to apply other support policies approved by the City, but the results were not clear.
"We are committed to complying with legal regulations, while making the most of specific support policies to ensure fairness and minimize the impact on the lives of people whose land is recovered" - the representative emphasized.
The project to renovate and expand Dang Thai Mai Street is 1,260m long; the starting point of the project is from Tay Ho villa area, the end point of the project is at the intersection with Xuan Dieu Street.
The cross-section of the road is from 20.5 to 93.6m wide, of which the 93.6m wide space axis (roadway 2x15m wide, sidewalks on both sides are 2x6m wide, landscape axis is 54.6m wide); the section passing through Tay Ho villa area is 20.5m wide (roadway 11.25m wide, sidewalks on both sides are 4.625m wide).
The project has a total investment of 552.697 billion VND (of which the site clearance cost is 391.431 billion VND; the construction cost is 82.872 billion VND).
