The Department of Construction of Quang Ninh province said that it has received documents from FLC Group Joint Stock Company regarding publicizing the selling price and rental price of social housing belonging to the Urban Area project in Ha Khanh ward, Ha Long city (now Cao Xanh ward, Quang Ninh province), phase 1.
Accordingly, the selling price and rental price of social housing under this project are as follows: The selling unit price of social housing (including value-added tax, not including maintenance costs) is VND 19,069,000/m2; The rental unit price of social housing (including value-added tax, maintenance costs) is VND 125,000/m2/month.
FLC's social housing project here has a total land area of over 16,000 m2, including 3 apartment buildings with 759 units, of which 607 units are for sale and the rest for rent.
The expected time to start receiving registration applications is from January 2026. The time to end receiving registration applications is until customers register to buy/lease all 759 apartments.
The location of this social housing area is not far from the road along Cua Luc Bay that is being started construction and is located near Binh Minh bridge, connecting the two banks of Cua Luc Bay.
Recently, a number of social housing projects in Quang Ninh have also been completed and put into use, including a project in Dong Mai Industrial Park, Dong Mai ward and a social housing area project in the Bank Hill Residential Area, Ha Lam ward and Ha Long ward, Quang Ninh province.
In which, the selling price and rental price of social housing at the Social Housing Area project in the Bank Hill Residential Area (including VAT and apartment building maintenance costs) are 16,228,000 VND/m2 and 74,800 VND/m2/month respectively.

To have the above price, according to calculations, each apartment has been favored and supported by the state with about 500 million VND in land use fees, thereby aiming to reduce the selling price for workers.
With the above price, there are apartments priced from over 570 million VND to nearly 600 million VND/apartment, which are apartments with areas from 44.83m2 to 45.25m2, with 1 bedroom and on low floors.
Apartments with an area of 70m2, 2 bedrooms mainly range from over 950 million VND to over 1.2 billion VND/unit. A few units are priced over 1.4 billion VND/unit.
The apartments with the highest prices belong to some 77m2 apartments, with 3 rooms and all on the upper floor, with prices over 1.5 billion VND/apartment.
From the beginning of 2025 to now, in Quang Ninh, many social housing projects have been started, with thousands of apartments.
