In a recent interview with the press and media, Dr. Nguyen Tri Hieu, a financial - banking expert, made positive forecasts for the real estate market in 2026.

Reporter: As a financial - banking expert, how do you evaluate the real estate trend in 2026, which segment and areas will lead the market?
Dr. Nguyen Tri Hieu:
Although more time is needed for the new regulations to be implemented synchronously, this is a positive signal for the entire market. In that context, I think that segments such as townhouses, shophouses and real estate associated with tourism - resorts are expected to continue to play a leading role, especially in coastal localities with increasingly improved natural advantages and infrastructure.
The Central Coast region is emerging as a dynamic development zone, where many localities such as Da Nang and Nha Trang have affirmed their position on the tourism and investment map. Along with that flow, Quy Nhon - with favorable natural landscapes, large development space and long-term planning vision - is gradually becoming a new destination of interest to investors.
PV: Currently, Quy Nhon is considered to have many similarities with Da Nang and Nha Trang in the past ten years. Do you agree with this assessment?
Dr. Nguyen Tri Hieu:
It can be said that Quy Nhon is in a similar position to Da Nang or Nha Trang about a decade ago. These three localities are all coastal urban areas, with similar natural conditions, cultures and infrastructure. Of course, Quy Nhon is behind in terms of development, but that is why Quy Nhon has the opportunity to learn from the experiences, both the successes and challenges of previous markets.
Quy Nhon is at the starting stage of a new development cycle, and the important thing is to move in a stable and sustainable direction, instead of just pursuing a short-term one.
Reporter: What is the expert's assessment of some real estate projects in Quy Nhon at present?
Dr. Nguyen Tri Hieu:
I expect new urban projects in the new market like Quy Nhon to become model urban models, simultaneously meeting three factors: transparency of law - synchronous infrastructure - comprehensive utilities.
A project is considered completed when it not only provides accommodation but also brings a comfortable and sustainable living environment, including schools, healthcare, transportation, health care services, green space and entertainment. Of course, position is always the deciding factor. A successful project must be part of the local transportation and economic chain.
Reporter: In your opinion, how will the appearance of Quy Nhon urban area mark its position on the map of Vietnam's real estate in the future?
Dr. Nguyen Tri Hieu:
I believe that, with projects being developed seriously and in accordance with the plan, the appearance of Quy Nhon urban area will change dramatically in the next few years. The city will form new development centers, helping to distance people from the core area, while creating a new growth pole for the Central region.
I also think that each project must make a difference. For example, Quy Nhon Iconic, the project is located along the river, near the sea, in an area of special ecological value and landscape. This is a rare advantage, creating a natural connection between nature and urban life.
Reporter: Finally, do you have any advice for real estate investors in 2026?
Dr. Nguyen Tri Hieu:
In addition to potential and opportunities, we also have challenges in the market. I also hope that all investors, consumers as well as policy makers will pay attention to all factors that will affect the market, to make the most timely adjustments. Concluding, I feel that 2026 could be a breakthrough year for the Vietnamese real estate market.
