Hanoi Department of Construction has just announced information about the social housing project at CT land plot belonging to the Minh Duc Housing Area Project, Me Linh commune, Hanoi city.
The project is invested by Minh Duc Investment, Trade and Tourism Joint Stock Company, and is implemented in the form of construction investment without using public investment capital or non-budget financial sources.
The project is built on CT land plot with an area of 11,604.3m2, with a construction density of 40%. Construction area is about 4,641m2, total floor area reaches 64,984m2. The project has a scale of 14 above-ground floors and 1 basement, meeting a population size of about 1,766 people.
The project provides 612 apartments, of which about 90% are social housing apartments for sale, about 10% are social housing apartments for rent-purchase. The apartments are designed to include 2 bedrooms with an area of about 70m2 and 3 bedrooms with an area of about 77m2.
Regarding the selling price, the investor expects the unit price of social housing apartments to fluctuate from 23 - 25 million VND/m2, this price includes VAT but does not include maintenance costs. For the lease-purchase form, the provisional price is 312,860 VND/m2/month, including VAT and maintenance fees, with a lease-purchase period of 5 years. The investor noted that the selling price and lease-purchase price mentioned above are temporary, the official price will be approved according to current regulations.
The project is expected to start construction in January 2026. The time to receive applications for apartment purchase and lease-purchase will be implemented when the project meets the conditions for opening for sale according to regulations, expected in June 2026. The project is expected to hand over apartments in the second quarter of 2027.
People submitting applications to register for purchase and lease-purchase of social housing apartments at the project can contact the Consulting, Guidance and Application Reception Office on Street 23B, Dai Dong village, Me Linh commune, Hanoi city, when the project meets the conditions according to legal regulations.
