Reported by the Lao Dong newspaper, in the middle of April, real estate along the Ho Chi Minh route - one of the arterial transport axes running through Luong Son, Lac Thuy and Yen Thuy districts is becoming a new hot spot for sharp investors.
Mr. Manh Linh - a long -term real estate broker in Hoa Binh City - said that in Luong Son, the segment of land to serve the needs of reality mainly to meet workers and experts working in clusters and industrial parks. These land lots are often concentrated along the Ho Chi Minh route, town area or communes, where infrastructure is developed and convenient for living.
"The land plots along the Ho Chi Minh route, especially the area near Ben market and south of the district center, is trading at 20-30 million VND/m2," Linh said.

In Lac Thuy and Yen Thuy districts, the price of land is lower, but no less exciting. Mr. Nguyen Huu Tien - a real estate business in Hoa Binh - said that Phu Thanh (Lac Thuy) area is priced at about 12 million VND/m2, while many locations away from the center are only 5-7 million VND/m2.
However, Mr. Tien also issued a warning about the phenomenon of rampant subdivision in rural areas without specific planning or appropriate infrastructure.
“Some areas near the Ho Chi Minh road in Lac Thuy and Yen Thuy are appearing in the situation of rural land parcel, each batch is about 100m2, offering for VND 200 - 300 million.
These are mostly land lots of households transferring themselves, not yet invested in infrastructure. In some cases, the price is high as the planning scenario has no clear basis, potentially risky for inexperienced investors, ”Mr. Tien shared.

According to Mr. Tien, with rural land, especially small -scale subdivision, investors need to be very careful, thoroughly understand the legal, planning and liquidity before falling money.
The real estate along Ho Chi Minh road is facing great opportunities but also comes with many challenges. The wise investment at this time is not only to grasp the time, but also the ability to screen information and appreciate the true development potential of each region.
Talking to PV, Mr. Nguyen Manh Cuong - Deputy Director of the Land Registration Office of Luong Son District - said, thanks to the prime location adjacent to Hanoi capital and located on many arterial traffic routes such as Highway 6, Highway 12B, Ho Chi Minh Road, Luong Son has become a hot spot on the regional real estate map. With that advantage, trading, land registration in the locality takes place vibrantly, attracting great attention from investors.
"On average, the unit receives 25 - 30 sets of dossiers related to land transactions. In particular, the most common are procedures related to subdivision, parcel separation and transfer of land use rights among individuals," Mr. Cuong informed.
