Thai Nguyen to have an urban area worth more than 2,300 billion VND

Thai Nguyen - Thai Nguyen Provincial People's Committee has just approved the investment policy for Tan Phu Urban Area in Trung Thanh ward.

Accordingly, the project is implemented in the form of bidding to select investors. The urban area has mixed service functions.

The project's objective is to synchronize technical infrastructure, improve land use efficiency, meet housing needs and promote socio-economic development.

The project has a population scale of about 4,004 people, a land area of nearly 23ha, and a total investment of 2,322 billion VND. Of which, the project implementation cost is about 2,190 billion VND; compensation, site clearance and resettlement costs are nearly 132 billion VND.

The product structure includes 751 commercial housing units, a resettlement land fund of about 120 plots and an apartment social housing area with an area of over 20,550m2.

For commercial housing, the construction density is about 88%, the height is 3.5 floors, and the total expected floor area is more than 239,000m2.

The social housing area is 10 stories high, with a construction density of 35%, and a total floor area of nearly 72,000m2. In addition, the project also has 2 5-story commercial service buildings.

The project has a maximum operating term of 50 years from the date of land allocation and land lease. Implementation progress until the end of the fourth quarter of 2031.
