The Hanoi People's Council has just passed a Resolution to adjust and supplement the list of works and projects to reclaim land in 2025 and the list of projects to change the purpose of using rice-growing land in the area. Notably, many social housing projects for the People's Public Security armed forces will be implemented in many districts of the city.
In Bac Tu Liem district, the projects will be implemented on land plots in Starlake Tay Ho Tay urban area (co hieu K4-TT1, C2-TT1, C2-TT2); Vibex urban area (CT1, CT2, CT4) and land plots IA25 in Nam Thang Long urban area, Xuan Dinh ward.
In Chuong My district, the project will be implemented in Dong Son commune. Dong Anh district will have a project at land plot G1 and G3 in Xuan Canh resettlement area, while Gia Lam district has a project in Co Bi commune. Hoai Duc district has two projects in Van Canh and Lai Yen communes - which used to be housing areas for officers and soldiers of General Department IV.
In Tay Ho district, the project will be implemented in area X1, Phu Thuong ward. Thanh Tri district has three projects in Thanh Liet commune, including a social housing project for officers and soldiers of the Ministry of Public Security, a housing project for the armed forces, and a project on plot A18 of the urban function area of the Southern Ring Road 3. Finally, in Thanh Xuan district, the armed forces housing project will be implemented at plot N02, No. 275 Nguyen Trai.
In addition, in 2025, many social housing projects are expected to start construction or open for sale such as the N01 Ha Dinh social housing project (Thanh Tri, Hanoi); Uy No Dong Anh social housing (Dong Anh, Hanoi); CT3 Dong Anh social housing; Rice City Thuong Thanh social housing (Long Bien, Hanoi; Phu Lam social housing project (Ha Dong, Hanoi); Social housing project in Kim Hoa Urban Area (Me Linh, Hanoi) ...
Mr. Nguyen The Diep - Member of Vietnam Real Estate Association, Vice Chairman of Hanoi Real Estate Club - said that from the beginning of the year until now, the number of social housing projects has increased significantly, initially meeting the great demand for accommodation for low -income people. The increase in social housing supply will contribute to reducing the price of apartments that are in a very high threshold.
Mr. Diep said that in the coming time, there needs to be more open mechanisms for investors to promote the development of many social housing projects, thereby solving the current housing shortage problem.
Ms. Cao Thi Thanh Huong - Senior Manager, Consulting and Research Department, Savills HCMC - commented that positive changes from the legal system such as the Land Law, Housing Law or Real Estate Business Law have contributed to unblocking the investment flow in social housing and affordable housing. The target of 1 million social housing units by 2030 is a huge expectation but is completely feasible if the State, businesses and credit institutions join hands.
