According to Lao Dong on June 9, with a length of about 3km, many business premises on Dien Bien Phu Street (Thanh Khe District, Da Nang City) are vacant, hanging signs for rent.
Mr. Nguyen Van Minh (phone number 090518xxx, character name has been changed, renting a space on Dien Bien Phu street) informed that he is renting a 3-storey house with an area of 100m2/storey, the rental price is about 70 million VND/month.
Mr. Minh added that this is only the rent for the premises alone, the unit and enterprise will have to pay the electricity and water service costs themselves every month. If he rents the entire house (3 floors) with a long-term contract for 5 years, he will consider supporting and reducing the rental price to 65 million VND/month.

Also located on Dien Bien Phu Street, a 2 story rental homeowner with a usable area of about 60m2 has an expected price of 30 million VND/month, with a minimum contract of about 3 years.
"If the old tenant has just returned the premises, I will keep this price. Some people came to ask if I wanted to rent for 1-2 years, I did not accept because the time was too short. I determined that if I rent it out, I have to work long-term, sign a long-term contract for at least 3-5 years, if I only rent it out for a few months, then a landlord like me will lose money when posting to find new customers" - the landlord said.
Running a restaurant on Dien Bien Phu Street (Thanh Khe District), Ms. Tran Thi Lien said that she rents a 40 m2 space, a 3-year contract, and a rental price of 15 million/month.
With expensive rental prices, many businesses like Ms. Lien have to proactively balance to pay fees such as electricity bills and hiring staff. Business households that cannot stay must return the premises, find a new location or switch to online business.

According to the Da Nang City Statistics Office, from the beginning of the year to May 25, Da Nang has had positive growth in business registration and investment capital attraction. In May, the city issued new licenses to 333 enterprises with a total registered capital of VND 957 billion, up 2.7% and 28.8% respectively over the same period in 2024.
However, Da Nang's economy still has worrying points. The number of enterprises returning to operation decreased by 10.5% compared to the same period last year. In particular, the number of enterprises temporarily suspended operations increased sharply by 15.1% to 3,588. In addition, the number of dissolved enterprises also increased by 12.2% over the same period.
Mr. Dinh Minh Tuan - Director of the real estate market analysis website Batdongsan.com.vn - informed that from the end of 2024 until now, many business premises in big cities have had difficulty finding tenants, partly due to expensive costs.
To overcome this situation, experts say that in order to make the situation of renting townhouses less gloomy, the lessee and the business lessee should proactively respond, negotiate, and take measures to adapt to the new situation.
