On October 21, at the 8th Session of the 15th National Assembly, Prime Minister Pham Minh Chinh reported a summary of the results of the implementation of the socio-economic development plan for 2024 and the expected socio-economic development plan for 2025.
Examining this content, Mr. Vu Hong Thanh - Chairman of the Economic Committee of the National Assembly - said that, besides the achievements, our country's socio-economic situation in 2024 still faces a number of difficulties and challenges.
The Economic Committee suggested paying more attention and evaluating some issues such as the real estate market showing signs of recovery but still facing difficulties.
The imbalanced product structure in the market has pushed up apartment prices in the primary and secondary segments, making it difficult for people with real housing needs to access them.
According to Mr. Thanh, the situation of abandoning deposits after winning land use rights auctions is recurring, negatively affecting price levels and the housing market.
In addition, the situation of monopoly, price inflation, wave creation, land speculation, pushing up land prices makes buying and selling almost only take place among speculators while people and businesses have difficulty accessing land because land prices are high, beyond their ability to pay.
Besides, the issuance of documents guiding the implementation of the Land Law, the Real Estate Business Law and the Housing Law, despite many efforts and attempts, has not yielded the expected results.
From the above shortcomings, Mr. Vu Hong Thanh said that it is necessary to increase support for businesses facing difficulties and create favorable conditions for private businesses to develop.
Resolutely handle long-standing issues and submit to competent authorities to remove difficulties and obstacles for land projects.
Early completion of equitization, improving the operational efficiency of state-owned enterprises.
There are solutions to prevent the downward trend of the real estate market combined with better control of the number of new houses being built, overcoming the imbalance between supply and demand or demand but no ability to pay.
“Thoroughly reform, minimize administrative procedures and compliance costs for people and businesses; improve the business environment to facilitate investment, production and business activities,” Mr. Thanh emphasized.
Regarding this issue, at the recent 38th meeting of the Standing Committee, when giving opinions on the report on socio-economic results in 2024 and the expected plan for 2025, Chairwoman of the Committee of Justice Le Thi Nga said that the real estate market is evolving complicatedly.
"Recently, apartment prices have increased very high, making it difficult for those in need to access apartment prices like this. I suggest the Government strengthen market management," Ms. Nga suggested.
