Mr. Hieu added that last week, a homeowner in an alley on Le Duc Tho Street was selling a 4-story house, 33 square meters wide, for 4.8 billion VND, equivalent to 146 million VND/square meter, which surprised everyone.

According to Lao Dong reporters, many houses in extremely narrow alleys in Nam Tu Liem district are being sold at high prices. Some houses in narrow alleys are being sold for 100-150 million VND/m2, depending on the area.

For example, a private house in an alley in Tay Mo ward, 43 square meters wide, is being advertised for sale at 5.2 billion VND, equivalent to about 120 million VND/square meter; A private house on Le Duc Tho street, 127 square meters wide, is being advertised for sale by the owner at 18.6 billion VND, equivalent to 146 million VND/square meter; A private house in Dai Mo ward, 30 square meters wide, is being advertised for sale by the owner at 4.5 billion VND, equivalent to 150 million VND/square meter...

Statistics from the website Batdongsan.com.vn recently show that the current increase in private houses in Hanoi is about 15-25% compared to half a year ago.

For example, for private houses in Nam Tu Liem district with an area of ​​30-40 m2, small alleys, cars cannot enter in the areas of Me Tri, My Dinh, Trung Van, Phu Do, the selling price has increased from 4.6-5.2 billion VND/unit to 5-5.8 billion VND/unit.

The price of houses with an area of ​​30-40 m2, with cars parked at the door, also increased from 6.3-7 billion VND/house to 7-7.8 billion VND/house. The price of private houses in Ha Dong district with cars parked at the door, an area of ​​30-38 m2, also increased from 6.2-7 billion VND/house to 7-7.7 billion VND/house.

Notably, real estate market data in the third quarter of 2024 from Batdongsan.com.vn also recorded that private houses are a segment with remarkable price growth in recent years. Compared to the first quarter of 2021, the average private house price in the Northern region increased from an average of VND 95 million/m2 to VND 173 million/m2.

In Hanoi, according to data from Batdongsan.com.vn, private houses and townhouses are on the rise in terms of transaction volume and interest in all price ranges. In particular, interest has increased sharply in almost all districts in Hanoi.

Compared to the beginning of 2023, up to now, the level of interest in private houses in Nam Tu Liem district is leading with an increase of 43%, private houses in Hoang Mai district increased by 28%, Dong Da district increased by 21%, Ha Dong district increased by 26%, Thanh Xuan district increased by 12%.
