Can Tho City People's Committee has just issued a Decision regulating the Price List for calculating registration fees for houses and the remaining percentage (%) of house quality to apply to calculate registration fees for houses in the area.
Accordingly, the remaining quality ratio (%) of the house to apply the registration fee for the house is specifically determined as follows:
Under 5 years: from 80% - 95% (depending on the level and type of house).
From 5 years to 10 years: from 65% - 85% (depending on the level and type of house).
From 10 years to 20 years: from 35% - 70% (depending on the level and type of house).
Over 20 years to 50 years: from 25% - 50% (depending on the level and type of house).
Over 50 years: from 20% - 30% (depending on the level and type of house).
The time of use of the house is calculated from the time (year) of construction completion, handover of the house (or putting it into use) to the time of declaration and payment of house registration fees. In case the documents do not have enough basis to determine the year of construction, completion and handover of the house, the declarer and the person paying the registration fee will determine the time of use of the house, make the declaration and be responsible before the law for the content of the declaration.
The time of use of the house is calculated annually (fully 12 months). In case the time spent in the house has less than or equal to 6 months, the odd month will not be counted; more than 6 months will be counted as 1 year.
In particular, in the case of first-time declaration of registration fees for houses with a period of use of less than 5 years, a rate of 100% will apply.
This decision takes effect from November 1, 2025 and abolish Decision No. 28/2025/QD-UBND dated June 11, 2025 of the People's Committee of Can Tho City regulating the Price List for calculating registration fees for houses and the remaining percentage (%) of the quality of the house as the basis for calculating registration fees for houses in the area.
