The People's Committee of Quang Ninh province has just approved the adjustment of the 1/2000 scale planning of sub-zone 6 in the wards: Bai Chay, Hung Thang and Ha Khau, Ha Long city.
Zone 6 is planned to build a high-class tourism service and entertainment center, stretching from Ha Khau ward at the intersection between National Highway 18 and Ha Long - Van Don expressway to Hung Thang ward and Bai Chay ward, with a total area of nearly 2,000 hectares.
Of which, the construction land area is 1,299.70ha; the civil land area is 804.04ha; the new residential group land area is 37.10ha; the service - public works land at the unit level is 19.86ha; the green land for public use in the unit is 22.22ha.
Zone 6 consists of 4 sub-areas.
In which, sub-area A is located in the coastal area of Hung Thang ward, with an area of about 236.18 hectares; population of about 8,310 people. This is an urban area, agency, mixed-use, commercial service, green park. Maximum height 80 floors; average construction density 40%-60%; land use coefficient 4.0-13 times.
Sub-area B is located in the area north of Hoang Quoc Viet Street, with an area of about 412.57 hectares; population of about 39,090 people. The nature and function of this sub-zone is the existing residential area, agency, mix, service, education, forestry, urban hills, etc. Maximum height is 40 floors; average construction density is 40-60%; land use coefficient is 4.0-13 times.
Sub-area C is the coastal area of Bai Chay ward, from Lotus Hotel intersection to Cai Dam intersection and to the old Bai Chay Ferry Wharf area; area of about 442.48ha; population of about 14,430 people. The nature and function of sub-area C is commercial, service, tourism, culture, high-class amusement park, passenger port, and yacht. In sub-area C, the maximum height is 110 floors; the average construction density is 40%-60%; the land use coefficient is 4.0-13 times.
Sub-area D is the area north of Hoang Quoc Viet Street and Ha Long Street (section from Lotus Hotel intersection to the old Bai Chay Ferry terminal area) and south of National Highway 18 (section from Ao Ca intersection to Bai Chay bridge). The area of sub-area D is about 866.45ha; the population is about 38,900 people. The characteristics and functions of sub-area D are existing residential areas, new urban areas, mixed-use, service, tourism, forestry, urban hills and mountains... Maximum height is 40 floors; average construction density is 40%-60%; land use coefficient is 4.0-13 times.
