According to Lao Dong reporters, many premises on prime streets of Da Nang City such as Tran Phu, Hung Vuong, Nguyen Chi Thanh... have recently seen signs for store rental appear frostblast.
There are even many premises with signs for the whole year but there are still no tenants.
Ms. Le Thi Hoa (60 years old, living on Hung Vuong Street, Da Nang) said that although it is a prime street, in recent times, many businesses here have been forced to return premises due to the difficult situation, the inspection of counterfeit and counterfeit goods is being accelerated while the rental price of premises is too high.
Ms. Hoa cited that a 2-storey house with an area of 50m2 here is being rented for about 60-70 million VND/month. The most expensive area is the area around Han Market, the rental price can be up to 100-180 million VND/month, depending on the area, the contract is 5-6 years long.

Not only on Hung Vuong Street, in recent times, many premises on Tran Phu Street have also hung up signs for rent. This area is chosen by fashion stores, cafes, restaurants... as a business location. However, many premises here are currently vacant.
Explaining why many premises are prime but uncustomable, Ms. Tran Thi Hong (owner of a business on Tran Phu Street, Hai Chau Ward) said that due to the difficult business situation, some brands tend to move, find smaller premises or roads with lower rental prices to reduce costs.
In addition, many fashion stores on the street have also closed due to violations of the business of selling counterfeit and fake goods.

According to Ms. Hong, in addition to high rental prices and difficult business, many homeowners often have other terms such as having to sign long-term contracts and other requirements for deposits and payments, so finding a satisfactory renter is much more difficult.
Not only has the rental price of premises increased, the People's Committee of Da Nang City has recently issued a decision to adjust and supplement land prices in the area. In which, many roads recorded a sharp increase compared to the adjusted land price list at the beginning of the year, which surprised many people.
Accordingly, Bach Dang Street (adjacent to Han River), from Le Duan Street to Nguyen Van Linh Street, has the highest land price in the city of more than 340 million VND/m2.

This price is nearly 3.5 times higher than in 2021 (98.8 million VND/m2) and nearly 1.2 times higher than the adjustment at the beginning of the year (more than 286 million VND/m2). This area is divided into 4 price levels, the lowest is also over 177 million VND/m2.
Some other central streets also recorded a significant increase, on Le Duan Street, Tran Phu - Hoang Hoa Tham section, increasing from 158 million to 207 million VND/m2; Nguyen Van Linh Street (the route connecting Dragon Bridge) has prices ranging from 127-242 million VND/m2, of which the section from Phan Thanh to Bach Dang Street reached the highest level.
Notably, Tran Hung Dao Street (east bank of Han River), from Han River Bridge to Dragon Bridge, is priced at 182 million VND/m2 - nearly double the price in early 2025.
