On July 6, the Department of Construction of Khanh Hoa province informed that in the second quarter of 2025, the whole province recorded 9,202 real estate transactions, an increase of 32% compared to the first quarter of 2025. The total transaction value is more than 11,700 billion VND.
Of which, the number of transactions related to apartments is 1,210 transactions, 4,196 land transactions and 3,796 individual housing transactions.
Although there are no new real estate projects eligible for business, real estate transactions in Khanh Hoa are still increasing sharply, showing that market demand is very high.
According to the assessment of the Khanh Hoa Department of Construction, the arrangement of administrative units and the merger of provincial-level administrative units officially coming into operation from July 1, 2025 are one of the factors leading to a significant increase in the number of real estate transactions in the second quarter of 2025.
In particular, the land and apartment segment increased sharply. The number of land transactions decreased slightly but the total value increased sharply (up 274% compared to the first quarter of 2025).
This shows that the market is shifting from small-scale speculative and surfing transactions to transactions focusing on high-value land funds with complete legal documents.
In the second quarter of 2025, the official entry into force of the Housing Law, Land Law and Real Estate Business Law (amended), along with the direction of the Provincial People's Committee on removing difficulties for projects, has created a driving force for the market.
In addition, policies to encourage investment in social housing and low-income housing also contribute to promoting the development of the real estate market in a healthy and sustainable direction.
Regarding the issuance of housing development programs and plans, after completing the merger of Khanh Hoa - Ninh Thuan provinces, the Department of Construction will advise the Provincial People's Committee to adjust the housing development program and plan for the period 2026 - 2030 in accordance with regulations.
In the second quarter of 2025, Khanh Hoa province is implementing 8 commercial housing projects including: My Gia Urban Area - Package 8 (phase 1) with 321 townhouses.
Phuoc Long apartment and service area with 577 apartments and 41 individual houses. CCU-01 236 apartments; CT-02 apartments have 162 apartments; The Emperor's apartment has 460.
Joint- families of houses in the KN Paradise relaxation and entertainment complex (Area 1.4) with 3762 apartments. Vinpearl Phu Quy residential area includes 352 townhouses and 43 villas. Low-rise housing in Phuoc Hai Industrial Park consists of 9 apartments.
Social housing for low-income people in urban areas has 2 projects with a total of 2,602 apartments. Of which, the Hung Phu II social housing project has 1,062 units, with a total investment of more than 1,000 billion VND. OXH02 social housing area has 1,540 apartments, with a total investment of more than VND 2,200 billion.
