Land prices increase abnormally
From mid-December 2025, the area of Tien Dong hamlet (old Nghi Xuan commune), bordering Nghi Phong (now Vinh Loc ward, Nghe An province) appeared a series of land plots leveled, lined, and divided into plots.
Along the auxiliary roads connecting to the 72-meter road (Vinh - Cua Lo highway), many brokerage groups are on duty every day to invite buyers and cars from other provinces to see the land continuously.

A broker named Nguyen Thi Hoa (resident of Thanh Vinh ward) said that plots near the 72-meter axis are currently offered from 39 - 41 million VND/m2, increasing from 30 - 35 million VND/m2 in just two weeks. Deeper locations are priced at 28 - 30 million VND/m2, common with dimensions of 8m facade, 30m depth.
In Old Nghi Phong hamlet 5 (now belonging to Vinh Loc ward), people said that land was only about 12 million VND/m2 a year ago, now it has increased to 20 - 22 million VND/m2 after planning information appeared. Many households divided plots but temporarily kept them to wait for prices to rise.
Not only direct transactions, the Internet market also contributes to creating a price effect. On social networks, an account named D.L.V posted a red book image with the content: "Nghi Phong land 36 million VND/m2 - no negotiation.
The post quickly attracted attention, becoming one of the contents shared a lot on real estate trading groups.

According to research, the reason for the land fever is that the Nghe An Provincial People's Committee announced the planning of the province's concentrated Administrative Center construction project, with an area of 30 - 45ha, located in Dong Loc commune and Vinh Loc ward, expected to start construction in the first quarter of 2026.
Trading is bustling, disputes appear
The land fever leads to many transactions far exceeding the actual value. A case recorded in Vinh Loc ward: nearly 80m2 of land was agreed to be transferred at a price of 1.75 billion VND, equivalent to about 22 million VND/m2.
Regarding the case, Ms. Nguyen Thi H (resident of Truong Vinh ward, Nghe An) signed a contract and deposited 200 million VND to buy a land plot from Ms. Dang Thi H (resident of Thanh Vinh ward), after being confirmed as "unplanned land, eligible for transfer of ownership". However, when inspected at functional agencies, the land plot was determined to be entangled in planning, leading to unfeasible transactions.
Ms. Nguyen Thi H requested a return of the deposit but has not received a response, and was forced to file a lawsuit with the People's Court of Region 1 - Nghe An, requesting a return and compensation with a total amount of 400 million VND according to the signed agreement.
I deposit based on commitments, but when verified, the reality is not as described. This is a lesson for those who buy land according to rumors," Ms. Nguyen Thi H said.
Representatives of Vinh Loc Ward People's Committee said that land prices are increasing rapidly while infrastructure has not changed correspondingly, which is unusual. Many locations are advertised for sale of unclear origin, not meeting legal conditions or being planned.
People need to be alert and not chase after crowd psychology. Do not transact with handwritten papers or deposit when planning has not been inspected at functional agencies," a representative of Vinh Loc Ward People's Committee advised.
Mr. Nguyen Quoc Khanh - Chairman of Nghe An Real Estate Association - proposed to publicize planning data and tighten false advertising to avoid the risk of virtual fever leading to socio-economic consequences.
