On April 7, 2025, speaking with Lao Dong reporter, Ms. Nguyen Thi Thu Giang - an auctioneer at Vietnam Auction Joint Stock Company - who conducted the land auction on April 6 in Nhat Tan commune, Tien Lu district (Hung Yen) said that due to customer confusion, the auction recorded the miscalculation of paying 4.92 billion VND/m2 of land (startup price is 18 million VND/m2).

Accordingly, at the auction of land in the new residential area No. 1 of Nhat Tan commune, Tien Lu district, a customer over 60 years old, a local resident, confused the price for the plot of land to 1m2 of land.
According to Ms. Nguyen Thi Thu Giang, this incident was due to a mistake between the auction participants.
“They are people participating in the first auction. The mission of the auction party is still to record the actual development. When disseminating the regulations and information, we clearly stated the auction price on the square meter unit. The auction process, the auction unit of each parcel, the customer chooses the specific parcel symbol, so it will understand the area of the plot they have chosen. Most of the session, this person is confused.
Also according to Ms. Giang, in fact, everyone knows that the auction participant was confused, not the object of intentionally fighting the auction. "During the session, the auction asked to pay the price in each square meter, the people recorded the price of the land. The information stated on the customer's vote, we had to record the reality," Giang said.
Ms. Giang added that this is not the first time that Vietnam Auction Joint Stock Company has recorded customer confusion. Previously, the company recorded 3 cases of confusion when auctioning land in Phu Cu district (Hung Yen), Thanh Oai district (Hanoi) and Me Linh district (Hanoi).
Notably, the misconception of 4.92 billion VND/m2 is not the highest misconception.
In addition, the auction has one more stage before the District People's Committee will approve this result.
The meeting held on April 6, in Nhat Tan commune, has not yet been approved.
It is expected that, within 3 working days from the end of the auction, the auction unit will return the auction dossier to the district; In the next 5 days, the district will issue approval of results.
With the negligence of customers in Nhat Tan commune, Ms. Giang predicted that customers would have a complaint about the confusion.
