On April 19, a new urban area with a scale of about 27,000 people along Ring Road 4 was officially launched. That is Hong Hac urban area (Hong Hac City). The urban area is located in Thuan Thanh town, Bac Ninh province. The investor is the Trade Union of Industry and Trade Banking Investment Joint Stock Company - a member of Phu My Hung Development Company Limited (Phu My Hung).
A representative of Phu My Hung said that after 32 years of development, this is the first time Phu My Hung has expanded out of Ho Chi Minh City, promptly supplementing supply to the Northern market.
The project will develop on a 77.76ha land fund with a synchronous, modern, ecological planning and investment with a full system of technical infrastructure works, green parks, multi-storey parking lots and essential public service works such as healthcare, education, sports, and culture. The construction density of the entire urban area is only 27.9%, the rest of the land is for open space. The urban population is about more than 27,000 people.
To implement the Hong Hac City project, the investor said it will continue to coordinate with strategic partners in many fields, including design, construction, material supply, services as well as application of technological solutions... so that each product launched on the market is aimed at the convenience of residents.
The investor has also signed with BIDV, Vietcombank, and Vietinbank a memorandum of understanding on cooperation on promoting the program to support Hong Hac City home buyers.
It is expected that in June 2025, the urban area will open phase 1 for sale with products including commercial townhouses, townhouses, and semi-detached villas.
Talking to Lao Dong Newspaper, Dr. Nguyen Van Dinh, Vice President of the Vietnam Real Estate Association (VNREA) commented that currently, the land fund for developing urban projects in core areas is almost exhausted. Therefore, the development of satellite urban projects is an inevitable trend. The development of urban areas along major transport infrastructure such as Ring Road 4, high-speed railway projects, airports, etc. is a development principle. These projects have great potential for investors.
Previously, sharing with Lao Dong Newspaper, a representative of the Ministry of Construction said that the Ring Road 4 route not only contributes to reducing traffic congestion but also expands development space for Hanoi city and Hung Yen and Bac Ninh provinces.
Ring Road 4 contributes to expanding population density in the inner city area, increasing connectivity to create momentum to promote socio-economic development of provinces and cities in the Capital Region, the Red River Delta and the Northern key economic region.
The formation of Ring Road 4 will be a premise for Hanoi city and provinces to develop urban areas, industry, trade, and services to contribute to promoting socio-economic development, urban and rural economy in the areas on both sides of the road in particular and the Capital Region in general, creating space for land fund development, creating development investment resources.
This is aimed at ensuring traffic in urban areas; promoting urbanization speed, industrial parks in accordance with the orientation of adjusting the planning of Hanoi city and along both sides of the route of Hung Yen and Bac Ninh provinces; in accordance with the planning projects of the provinces being implemented; creating new development space to effectively exploit about 6,500 hectares of land fund.
According to the design, Ring Road 4 will include 6 lanes for high-speed vehicles and urban access roads. The road surface is from 90m to 135m wide. The total length of the route is 112.8km; passing through 15 districts, towns and cities. of which the section through Hanoi is 58.2km long, the section through Hung Yen is 19.3km long and the section through Bac Ninh is 35.3km long.
